Your client stays your client

Worth saying before anything else, because it is the reason most of these arrangements go wrong. If you send someone to me, I am not going to quietly become their contractor for the next four projects and forget where they came from.

You will be told what I found and what I recommended. If the work turns into something larger, you hear about it from me before you hear about it from them.

A straight answer, including the unwelcome one

The most useful thing I can give a realtor before a closing, or an adjuster mid-claim, is an honest read — including when the honest read is that the roof has years left and nobody needs to spend anything.

An assessment that always finds work is worth nothing to the person relying on it, and it costs you the credibility you spent years building. If a report will not help your position, you will get told that too.

What is useful to send

Age of the structure if you know it, what prompted the question, and any deadline you are working against — a closing date and a claim deadline are very different pressures.

For anything requiring a professional engineer's stamp, or outside building and roofing, I will point you to someone who holds the right licence rather than stretching mine to cover it.
